The DC bathroom is small, old and upstairs

The bathroom is the most dangerous room in a DC house. In a rowhouse it is usually the only full bath, one flight up, with a tub set between two walls.

That layout is good news for grab bars. A tub alcove has walls on three sides, so bars can go exactly where hands reach in a slip.

In the 2024 AARP Home and Community Preferences Survey, bathroom safety was the change adults 50 and older considered most. In a DC rowhouse it is usually the right place to start, too.

What we do in Washington, DC

Grab bar installation in plaster and lath

Many older DC bathrooms have plaster walls over wood lath, which will not hold a bar on its own. Each bar goes into the framing behind it, or onto blocking added for it. Installed grab bars typically run $100 to $500.

A safer way to use the tub you have

A transfer bench, a handheld shower on a slide bar and a non-slip floor let a parent bathe seated. A typical safety package with bars, a handheld shower and an anti-scald valve runs $500 to $3,000.

Trading the tub for a curbless shower

When stepping over the tub wall is the danger, the tub comes out. In an old house the floor framing is checked so the new shower floor can slope to the drain with no curb. Typical conversions run $2,000 to $15,000.

Walk-in tubs for a parent who still wants a bath

A rowhouse tub alcove is usually the size a walk-in tub is built for, so the new tub can sit where the old one stood. Before it goes in, the floor under that upstairs bathroom is checked, since a full walk-in tub with a person in it is heavy.

A higher toilet in a tight room

Rowhouse baths leave little space beside the toilet. A comfort-height toilet and one well-placed bar fit where a bulky safety frame would not.

How it works in Washington, DC

  1. Look at the one bath upstairs. Many DC houses have their only full bathroom at the top of the stairs, so we check the climb to it too.
  2. Bars into old walls. Plaster and lath need blocking found or added before a bar can carry a full body weight.
  3. A DOB permit when plumbing moves. A shower conversion that moves a drain gets its permit named in the written scope before work starts.

Typical installed ranges are on the bathroom safety page and in the guide How much does it cost to make a bathroom handicap accessible in Washington, DC?. Your own price comes in writing after the walk.

Bathroom Safety questions in Washington, DC

Can you add a shower downstairs instead?

Often, if there is a half bath or space near a drain line on the main floor. That work needs a DC Department of Buildings permit, and the scope says so.

How long will the bathroom be out of use?

It depends on the job, and the written scope says it before work starts. Bars and a seat are a short visit. A shower conversion takes longer.

Will DC Safe at Home help pay?

It may, for older residents within its income limits. The DC Department of Aging and Community Living runs it, so check its current terms there.

Will grab bars make the bathroom look like a hospital?

Not if we pick them with you. Bars come in finishes that match the faucet, and some double as a towel bar or a paper holder while still anchored to take full body weight.
